deadserious. This way you won't waste time and you'll be more likely to sell

youneed to make sure that each and every prospect fits into three special
categories.They need to be ready, willing and able. If any of these elements
aremissing you won't have a sale any time soon.
Inorder to determine whether or not a prospect is able you need to see apre
-approval letter from a reputable lender. Noticethat I did not say pre
-qualified, that is somethingtotally different, this will not do. When a
prospectis pre-approved they have had their credit checked and the income
documentsverified by a lender. Before you show your home to anyone ask them
ifthey have been pre-approved and to bring a pre-approval letter with them
onyour showing appointment.
When your prospect arrivestake the time to find out what kind of time frame
theyhave, do they have a home to sell or are they currently in a lease. This
willtell you if they are ready. No sense in signing a contract if they are
stuckin a lease for 5 more months and you have to leave for california in 6
weeks.
Lastlyreal buyers will want to make real offers. A real buyer will make an
offerin writing. After all a verbal contract is rarely if ever enforceable
ina court of law. Serious buyers will make real offers that are realistic
andnot ridiculously low and bordering on insane.
It'simportant to take the job of selling your home very seriously. If you
wantto save the thousands of dollars you would otherwise have topay a real
estate agent, yourgoing to have to earn that money. Going out of your way to
answerevery phone call, show the home when it's convenient for the buyer,
andmuch more are just a few ways to ensure you'll have a successful sale
whenthe time comes to sell your own home.
